How does the SilverStage program work?
SilverStage Real Estate Services strategically selects a Residence
Manager to place in a vacant residence. The Residence Manager is
chosen based on their furniture and how well it will help us create
the appropriate "lifestyle experience" that appeals to the most
potential buyers. The Residence Manager maintains a pristine home,
creating a model home atmosphere while the house is marketed for
sale. When the home is sold and closed, our Residence Manager will
be relocated to another SilverStage Real Estate Services Residence.
What is a Residence Manager?
Residence Managers are varied individuals with a common objective.
They occupy vacant residences, with their own furnishings and accessories.
They keep these homes in immaculate and model home condition so
they can be shown at a minutes notice, and in the best possible
light.
What are the Requirements to be a Residence
Manager?
- Able to provide appropriate home furnishings and accessories
- Non-smoker
- Cannot have pets
- Maintain a pristine home consistently
- Allow realtors to show residence at a minutes notice
- Leave the home when it is shown
- Pay a reduced fee to live in the property
- Pay utilities associated with living in the home
- When the residence sells, willing to relocate to another upscale
property
Advantages to the Residence Manager?
- Reduced living expenses and only pay a fraction of the cost
of ownership. Usage fees are at least 50-70% less than a comparable
living arrangement.

When will the property be shown?
Realtors typically show homes on the weekend. If a realtor decides
to hold an open house, generally, it will take place over the weekend.
Realtors provide your phone number in the real estate listing. There
will be instructions to contact the residence manager before the
home is shown. We ask for as much notice as possible but you may
on occasion, have just a few minutes notice . If the property is
listed with a realtor, there will be a lockbox on the door that
will permit the realtors to show the property. When a realtor shows
the property most often they will leave a card.
What does the Residence Manager do to show the residence?
The Residence Manager's objective is to maintain an immaculate home.
Beyond that, they do not show the property or answer any questions.
What happens when my residence sells?
We find the Residence Manager another appropriate home in the program.
Once a home is under contract, it may take 30 to 60 days to close
on the property. If a move is necessary in the first 60 days of
occupation, SilverStage moves the Residence Manager. The Residence
Manager is responsible for all packing. How is it possible to get
such a great deal on living expenses? Our company provides an unparallel
value to our clients. The nominal usage fee that we charge the Residence
Manager is for administration and property maintenance. SilverStage
depends on the professionalism of the Residence Manager and their
ability to maintain a model home atmosphere for our clients.
What if I don't have enough furnishings?
SilverStage will make a determination whether your furniture and
accessories are adequate for a property. You may be asked to supplement
your furniture or accessories. If this is the case, we have various
economical resources we can direct you to.
